When to call a new restaurant about business banking: the Washington timeline
Washington restaurants pick a bank and arrange build-out financing early: about five months or more before opening.

When the decision happens
The lease deposit, the contractor’s first draw and the permit fees all come out of a business account, and an equipment or SBA loan gets arranged while the build-out is priced. The building permit is the first public sign, so the earliest permits are where a banker wants to be.
Once the permit is issued, the money is usually arranged.
What the owner is dealing with
Paying for a build-out with no revenue
Build-outs cost more than owners expect and run long. They need credit sized to the plan before the first invoice.
Equipment financing
Hoods, walk-ins and dish machines are often financed on their own. An owner arranging it alone loses weeks.
Cash flow in the first months
Card deposits lag sales and food is paid for up front. Owners want a banker who answers when the account runs low.
Questions reps ask
When does a new restaurant choose a business bank? Before the lease and the build-out, so before the building permit. In Washington the permit goes in about five months before opening, and a quarter go in about eleven months or more before.
Is the building permit too late for a banker? Not for the build-out loan or equipment financing, which get arranged while the permit is in review. It is late for the first checking account, which comes with forming the business.
Where do I see new restaurants before they open? City building permits, business licenses and liquor applications are public in Washington. The Morning Sheet reads them daily for King, Pierce and Snohomish Counties and ties each one to the business.
How we measured this
Measured from 402 Washington restaurant openings, January 2024 to October 2026 (339 King, 42 Pierce, 21 Snohomish): every restaurant in King, Pierce and Snohomish Counties whose city business license gave an open date in that range. Opening day is the open date on the license. For each step we took the first matching public record on the same business in the two years before opening (for the first inspection, the 180 days after) and counted the days between.
A step counts only when the record is tied to the business itself. Permits filed under a bare address are left out, because a hand check found earlier tenants' permits among them. That leaves the permit steps with 4 to 20 openings each, so they carry an asterisk. Three steps only see records since we started reading them (dates below), so their numbers are bounded: the business license can show at most a few months of lead, and the first inspection leaves out recent openings not yet inspected. Measured October 4, 2026. We re-measure as more permits are tied to their businesses.
